- After you secure a fully-executed listing agreement or purchase agreement (ready to open escrow), let me know right away and I will get started!
- On your Listings - I will start your Broker file in Transaction Room or Skyslope and get disclosures out via ZipForms or Glide to your sellers so we are ready to open escrow.
- I will review all the contract paperwork for completion, making sure every (I) is dotted and every (T) is crossed!
- Once a Purchase Agreement is fully executed I will Open Escrow (if you are the Listing Agent).
- I will send a Transaction Summary Sheet with Contract Information, Critical Dates and Milestones, Contact Information, and Inspection/Obligations to all affiliated parties with an introduction email.
- I will establish communication and my role with Escrow, the other Agent, the Lender and the Buyer/Seller as your Transaction Coordinator upon receiving your new contract.
- I will use Glide, DocuSign and/or ZipForms to coordinate all Real Estate Paperwork (I maintain a paperless office).
- I will route correspondence to applicable parties throughout the transaction.
- I will follow up with Escrow on the EMD, Escrow Instructions, Commission Instructions, City Report, Natural Hazard Disclosure Report, HOA Documents, and Home Warranty.
- I will provide Buyer with security deposit instruction if they don't hear from Escrow.
- I will be proactive and send status updates.
- I will email Contingency Reminders.
- I will provide/upload completed transactions to your Broker (I currently use Transaction Room & Skyslope).
- I will work closely with your compliance department to ensure you have the "OK to Pay" prior to closing of escrow ~ You'll get paid on time, every time!
Agent Role // What You Do ...
- Agent will send Executed Agreements (i.e. RLA or RPA & ALL applicable documents) to: kristatc4u@gmail.com
- Agent will initiate C.A.R. forms for Listing Agreements, Purchase Agreements, Seller Exclusions, Counters and any other modifications to the contract ~ (I can obtain signatures on these forms but I won't generate or negotiate terms)
- Agent will handle their clients, negotiations, scheduling & obtaining inspections, showings, and their MLS.
- Agent will review and approve Escrow Instructions, Preliminary Title Report, Disclosures and Estimated Closing Statements.
- Agent will provide me with their AVID
- Agent will review and approve their Sales Report (if applicable)
Full-Service Transaction Coordinating Fees:
- $450 - Single Side Transaction
- $300 (Per Side) - Dual Agent Transaction*
